This week we’ll focus on Rochester and Beyond CDOM August 2016 and 2017. The consecutive days on market are an important number to look at. Last week we focused on Sales Price to List Price for August 2017 and 2016. 

Let’s begin as always with a visual to demonstrate the year over year comparison.

Rochester and Beyond CDOM August 2016 and 2017

In 2016, the shortest consecutive days on market were found in the following communities –

  1. Royal Oak with 28 days
  2. Troy with 34 days
  3. Shelby Twp with 41 days

In 2017, the shortest consecutive days on market were found in the following communities –

  1. Troy with 28 days
  2. Royal Oak with 29 days
  3. Lake Orion with 41 days

So in 2017, we see Lake Orion stepping into the picture. In 2016 Lake Orion had 47 consecutive days on market. This community saw a 12.76 percent decrease of consecutive days on market.

Also in 2017, the community of Troy moves into first place with 28 consecutive days on market versus 34 in 2016. So Troy was averaging just under a month in 2017. Not bad!!

Let’s look at it another way as well.

In 2016, the longest consecutive days on market were found in the following communities –

  1. Oakland Twp with 115 days
  2. Birmingham with 95 days
  3. Lake Orion with 47 days

In 2017, the longest consecutive days on market were found in the following communities –

  1. Oakland Twp with 95 days
  2. Birmingham with 82 days
  3. Rochester with 71 days

So this is interesting as well. We see that Oakland Twp made the #1 spot for both years, BUT the CDOM for 2017 was 17.39 percent less!! Pretty significant I’d say!

Birmingham was in the #2 spot for both years, BUT again, the CDOM for 2017 was 13.68 percent less! Not bad!

In the #3 spot for 2016 we saw Lake Orion and yet, in 2017, Lake Orion made the #3 spot in the shortest CDOM with 41 days.

In the #3 spot for 2017, we saw Rochester place with 71 consecutive days on market. In 2016, Rochester was not on either the shortest nor longest days on market list.
