I guess determining correct value, showing his home to unqualified buyers, negotiating low-ball offers to the highest and best price, writing legal contracts, navigating inspections and resulting issues, arranging financing, following title work, arguing failed appraisal, arranging moving details and closing escrow is worth ONE HUNDRED FIFTY THOUSAND DOLLARS in commission (presuming a commission rate of 5%, below national average).
